The cheapest roofing quote? The lowest headline price is not always the lowest final bill. Compare the full proposal before choosing.

Check the total payable. Make sure every quote states its VAT treatment. A price excluding VAT is not directly comparable with one including VAT.

Check what is included. Compare materials, scaffold, waste, insulation and ventilation. A blank is an unknown. It is not an inclusion.

Control the extras. Ask how hidden defects will be photographed, priced and approved. Get missing details in writing before accepting.

Compare like for like. Use our roofing quote comparison tool at northeastroofanswers.co.uk. Send J&L Welch your roof details for a written quotation. General guidance; property-specific assessment needed.

Your figures stay in this page. They are not sent to J&L Welch or saved when you leave. Confirm every exclusion before treating a total as complete.

The known total is not a guaranteed final price. The tool does not rank contractors or treat unpriced exclusions as included.

How to use this roofing quote calculator

Use one card per contractor. Enter the quoted price, choose whether it includes VAT, then add only extras that have a confirmed VAT-inclusive price. If an exclusion is still unpriced, leave its amount out and record it in the notes. A blank is an unknown, not a saving.

Compare the work as well as the total

A repair, an overlay and a full roof replacement are different scopes. Check the roof areas, strip-off, named materials, insulation, ventilation, leadwork, access, waste and completion documents. This tool compares your numbers; it does not assess workmanship, confirm the correct VAT rate or establish whether a proposal is suitable.

Example: £7,000 excluding VAT at a rate of 20% becomes £8,400. A different quotation for £8,000 including VAT is £400 lower before scope differences. Check the applicable rate with the contractor rather than assuming it.

Ask for the missing details in writing

Send the comparison to each contractor with the same questions. Confirm hidden timber allowances, who approves variations, weather protection, payment milestones and what is excluded. Do not accept an unlimited verbal commitment to extra work.
