How much does a new roof cost in the North East?
As a broad 2026 guide, straightforward replacement roofs often start around £5,000 plus VAT. Typical rates are roughly £90/m² for tiles, £100/m² for man-made slate and £110/m² for Spanish slate, before project-specific scaffold, leadwork, insulation and structural repairs.
Why are two roofing quotations thousands of pounds apart?
They may include different scaffold, materials, insulation, ventilation, timber allowances, waste, compliance and guarantees—or one may simply have missed essential work.
Should I pay a roofer a deposit?
Be cautious with large unsecured deposits. J&L Welch does not require a deposit: payment is due on completion within seven days. On longer contracts, any staged payments should be proportionate, traceable and tied to completed milestones.
What does ‘provisional sum’ mean in a roofing quotation?
It is an allowance for work or quantity that cannot yet be confirmed, such as hidden timber repairs. The method for approval and pricing should be stated.
Is the cheapest roofing quotation ever the best choice?
It can be, but only where scope, products, competence, insurance and protection are genuinely comparable. Cheap through omission usually becomes expensive later.
How should extra roofing work be agreed?
A variation should describe the newly discovered issue, proposed solution, price and programme impact before work proceeds, except for genuine immediate safety action.
How much does scaffolding add to a roofing job?
Cost depends on elevation, pavement licences, chimneys, conservatories, access, duration and protection requirements. It should be priced for the actual safe working arrangement.
Is VAT included in a roofing quotation?
Do not assume. A quotation should state clearly whether VAT applies and whether the displayed total includes it.
Why does roof pitch affect the price?
Pitch changes the covering specification, working speed, access, safety controls, material quantities and sometimes the products that can be used.
Why can a hipped roof cost more than a simple roof?
Hips add cutting, battens, fixings, ridge components, waste and labour. Multiple slopes also increase setting-out and scaffold complexity.
Should a roofing quote split labour and materials?
It does not always need a full cost breakdown, but it must describe the scope and products clearly enough to compare value and control changes.
How long is a roofing quotation valid for?
The validity period should be stated because material, scaffold and labour costs can change. Acceptance after expiry may require repricing.

You can discuss price, but cutting necessary scope, access or protection creates false savings. Better negotiation removes optional work or improves sequencing without weakening the roof.
What is retention in a roofing contract?
Retention is money held back under some commercial contracts until completion or a defects period. It is uncommon on small domestic work unless expressly agreed.

It schedules inspection, cleaning, minor repairs and reporting to reduce emergency failures and support warranties. The scope and response obligations must be measurable.
How should a managing agent compare roofing tenders?
Use one survey-led specification, consistent access assumptions and clear evaluation criteria. Otherwise different contractors may price entirely different risks.
What is a schedule of rates for roofing work?
It lists agreed unit prices for defined work and can speed recurring maintenance. It does not replace inspection or authorisation for unlisted defects.
Do I always need three roofing quotations?
Multiple comparable quotes can test value, but three vague scopes are less useful than one robust diagnosis and specification. Urgency and survey cost also matter.
How much contingency should I allow for a reroof?
The right contingency depends on how much structure is concealed and the quality of the survey. Older complex roofs normally justify more allowance than open, recently inspected construction.
Is financing a roof more expensive than paying cash?
Usually, once interest and fees are included. Compare total repayable cost, affordability and consumer protections rather than focusing only on the monthly payment.
