Why does lead flashing crack or split?
Lead expands and contracts. Oversized pieces, poor support, incorrect detailing, fatigue or unsuitable fixings can concentrate movement and cause failure.
Does my chimney need repointing or rebuilding?
Local open joints may justify repointing; unstable masonry, severe spalling, failed flaunching or structural movement may require more extensive work.
What is a dry-ridge system?
Dry ridge mechanically fixes ridge tiles using a ventilated or sealed proprietary system rather than relying solely on mortar.
What is dry verge and is it worth fitting?
Dry verge uses proprietary units to protect and mechanically finish tile edges at a gable. It can reduce recurring mortar maintenance when correctly matched and fixed.
Why do my gutters overflow only in heavy rain?
Blockages, inadequate falls, leaking joints, undersized outlets, poor alignment or roof areas exceeding capacity can all cause overflow.
Should old timber fascias be capped or fully replaced?
Capping can be appropriate over sound, prepared timber. Rotten or structurally poor boards should not be concealed behind new uPVC.
Why is the cement around my chimney pots cracked?
Flaunching cracks through weathering, movement, poor falls and weak or debonded material. Water can then enter the chimney head and accelerate masonry damage.
Can an unused chimney stack be removed?
Potentially, but structure, party-wall matters, planning, weathering and internal ventilation need assessment. Removing only part of a stack can leave unsupported masonry.
Should a disused chimney be ventilated?
Often yes. Ventilation can help prevent trapped moisture, but openings must keep out rain, birds and debris while maintaining airflow.
What do Code 4 and Code 5 lead mean?
Lead codes describe sheet thickness and weight. The correct code depends on the detail, exposure, bay size and support—not simply a preference for thicker material.
Why do dry-verge units keep blowing off?
Likely causes include poor fixing, unsuitable units, rotten batten ends, missing starter details or incorrect engagement with the tiles.
Why are my ridge tiles loose?
Mortar can crack and debond, or dry-ridge fixings can be missing, loose or incorrectly installed. Falling ridge material is a safety risk.
Do soffits need ventilation?
Some roof designs use continuous or discrete eaves ventilation through the soffit area. The required free area depends on the roof build-up and other ventilation openings.
Why do my gutter joints keep leaking?
Dirty seals, poor alignment, thermal movement, incorrect clips, damaged fittings or insufficient support can all reopen joints after a quick repair.
Will larger gutters stop rainwater overflowing?
Only if capacity is the actual problem. Blocked outlets, poor falls, roof geometry and inadequate downpipes can make a larger gutter overflow too.
What is a lead valley and why does it fail?
A lead valley channels water where two roof slopes meet. Failure can result from splits, undersized laps, blocked flow, poor support or pieces that cannot move thermally.
Can my neighbour refuse access for roofing scaffolding?
Access depends on ownership, agreement and potentially legal rights for necessary preservation work. Do not assume permission or erect scaffold over neighbouring land without resolving it.
Can roofers work safely above a conservatory?
Yes, with specifically designed scaffold, bridging or protection. Conservatory roofs should not be treated as working platforms or assumed to carry falling materials.
Does roofing work require a Party Wall notice?
Ordinary covering replacement may not, but work to shared walls, chimney breasts, structural bearing or boundary construction can engage the legislation. Get project-specific advice.
Who is responsible for a shared chimney stack?
Ownership and repair obligations depend on the title, physical boundary and agreements. Both sides may need coordinated access even where liability is disputed.
Can birds nesting beneath roof tiles cause damage?
Nesting material can block airflow and drainage, while displaced coverings admit weather. Active nests and protected species must be handled lawfully.
How can I stop birds entering through the eaves?
Repair openings and use suitable eaves combs, guards or mesh without blocking required ventilation. Timing must respect active-nest protections.
